Within the more turbulent times of Brisbane’s leasing market, we acquired an unloved building, with unhappy tenants. Despite great frontage, the building itself was uninspiring – often viewed as a misfit in the surrounding corporate landscape. At its entrance, a 1970s rock wall provided the perfect place for skateboarders to gather and grind, while inside an equally dated colour scheme was leaving this building behind, in one of the city’s prime commercial locations.
Without a doubt, the opportunities were immense. With its proximity to the station and significant foot traffic, we saw great potential to make far better use of its CBD location.
With a ground floor at street level, we replaced the ‘Greasy Joe’s’ burger joint with a tastier alternative: a stylish, 120-seat culinary offering, better suited to a discerning, corporate clientele.
We gave the address a high quality corporate fit out, a stark contrast from its former existence. The ground floor received a full podium, contemporary hotel style refurbishment – resurfacing public and tenancy spaces as greener, more active areas creating a vibrant and dynamic feel, improving both exposure and yield. An open foyer and terraced stairs now make the most of this impressive location.
We installed digital meeting rooms and a concierge service, while ensuring that the service experience for tenants overall was first class. This enabled us to welcome 15 new mid-tier corporate tenants to the space and retain existing quality tenants, in spite of poor rental market conditions.
Our eye for opportunity and attention to detail has turned this building from boring to brilliant. A tasteful change for a discerning crowd.
