Unhappily occupied by Carter Holt Harvey – an expiring lease and dilapidated structure posed a significant challenge for us. It was time to take action. The building itself, was a dated 1960s structure, with an asbestos roof pained by leaks. And inside, Carter Holt Harvey was desperate to move on.
Working closely with the tenant we turned the relationship around. Rather than seeing them vacate, we approached them to hear what they wanted out of this important address. Working closely with the tenant, we designed a building refit that was better suited to their purpose as a leading brand Australasian manufacturer.
We were able to work around the tenant, allowing them to continue operating while we built around them. We coordinated a staged replacement of the roof, removed the asbestos, replaced the façade on Hunter Drive and delivered a new solution for the canopy and delivery area improving their logistics.
With new offices of a high quality for an industrial product, our work on strengthening the important relationship and being truly customer focused enabled us to secure an initial 10-year lease on the space, which later increased to 12 years.
The approach overall was one which involved a great team effort, working closely with our tenant to enable them to attain their desired working environment. The process was transparent and collaborative throughout – with all parties having the open opportunity to provide input on the process as they pleased. The result: a very happy client, with an outstanding testimonial and the reward of excellent recommendations for future opportunities across Australasia.
