Proactively seeking energy, water and waste efficiencies across our portfolio helps reduce our environmental footprint and achieve significant cost savings, and also adds value across the life cycle of a real estate asset.

ESG in action
Bringing Bees Up Top in NZ
151 Property has partnered with urban beekeepers, Bees Up Top, in New Zealand, installing five beehives containing 250,000 bees on top of our Harbour Grounds office asset, Air Zealand. The initiative supports Bees Up Top’s goal of increasing New Zealand’s healthy bee population and educating our future generation about the importance of bees.
What sets Bees Up Top apart is their use of rescue bees, with 80% of proceeds going back into helping rescue more bees by building them warm hives and treating them for diseases. In 2021 the beehives produced a whopping 140kg of honey which will be shared with our wonderful customers.
Reducing Energy Consumption at 1 York Street
With some amenities in 1 York Street nearing the end of their expected lifespan, 151 Property engaged Nutbrook Group to identify what was needed to improve the building’s efficiency and services. Following the strategic review, we commenced an overhaul of the building’s mechanical services, replacing its boilers and chillers and upgrading the air delivery system and building controls.
The mechanical works package, scheduled to complete mid 2022 has already delivered a 4.5 star NABERS Energy rating and is estimated to reduce energy consumption between 40-48% and significantly improve the comfort and experience for occupiers.
Going Unpackaged in Build-to-Rent
Our Build-to-Rent sector is committed to building sustainable communities that positively impact the environment. To help reduce our assets’ environmental footprint, we have partnered with Unpackaged Eco – a Melbourne-based zero-waste company which offers customers a new way to shop without packaging.
We are proud to launch Unpackaged Eco’s automatic dispensers of Australian made, natural, eco-friendly household products in our first Build-to-Rent asset, 36 Lambert, and look forward to rolling these out across our Build-to-Rent network.
Helping Protect NZ Waterways
In 2021 our NZ team took part in a tree planting conservation project along the Papakura River in Brookby, Auckland. The project formed part of the Government’s plan to clean up NZ waterways, which have been polluted by farm run off.
Our NZ Portfolio Manager Ryan Carter and Asset Manager Benjamin Twigden, together with six representatives from our NZ office portfolio property manager Bayleys Property Services, joined 22 other volunteers to plant over 1200 trees! The team planted enough trees to absorb 9,240kg of CO2 per year! Importantly, this equates to offsetting 10% of the annual energy consumption of one of our office assets.
